Walker House groundbreaking: A step forward in North Delta’s urban renaissance

Mix of commercial, rental and residential for sale units include a daycare

On Wednesday, elected officials, city planners, and developers attended a groundbreaking ceremony for Walker House, a 29-storey high-rise residential development (March 6). Leading the event were BM Group’s owners Balraj Mann, his wife Jasbir, son Milan, (president of BM Group Real Estate), alongside Mayor Harvie, Councillors Rod Binder, Jessie Dosangh, Jennifer Johal, Rod Binder, and Dylan Kruger.

The project’s inception dates back four years. Part of the process was on the city’s initiative, as it planned various density nodes along Scott Road (120 St) and implementing a growth management framework, designating the area between Surrey and North Delta as a key transit corridor known as an FTDA. This designation, outlined in Delta’s Regional Context Statement, is set to be updated by February 2025.

Located in the Townline node of the Scott Road corridor, Walker House will introduce 314 residences to North Delta, comprising a diverse mix of studios and one- and two-bedroom suites ranging from 472 to 1,959 square feet. Of these, 264 units will be available for purchase, with 50 designated for rent, including 10% below market rates. Additionally, plans include:

• Over 3,110 sq. ft. of commercial space.

• 3,660 sq. ft. of indoor amenity space.

• 13,153 sq. ft. of outdoor amenity space.

Notably, this high-rise is only the city’s second approved development, following the completion of the 37-storey Delta Rise at 80th and Scott in May 2017.

Milan Mann, President of BMG Real Estate, shared sentiments regarding Walker House’s significance to his company, reminiscing about his parents’ first home in Canada. Beyond reshaping North Delta’s skyline, Walker House aims to address the area’s housing needs amid significant population growth.

Mayor George Harvie expressed his support, emphasizing the project’s role in revitalizing the Scott Road corridor and expanding housing opportunities. He highlighted ongoing efforts to streamline development processes and update the Official Community Plan (OCP) to facilitate new home construction.

Regarding amenities, Walker House has been designed to encompass 17,000 square feet, featuring a rooftop area, outdoor basketball court, fitness center, entertainment spaces, coworking areas, and private meeting rooms. Additionally, the ground level includes commercial space and a daycare center, prioritizing resident access and catering to community needs.

Plans for a second tower, Walker House 2, adjacent to the current development, are currently being worked on.
