Notice is hereby given that Delta City Council will consider giving first, second and third readings to the bylaws referenced below at its Regular Meeting at 4:00 p.m. on Monday, March 11, 2024 at the Council Chamber, Delta City Hall, 4500 Clarence Taylor Crescent, Delta, BC.

Bylaw No. 8261 (File No. LU009458)

Location: 7700 116A Street

Applicant: Joginder Uppal

Proposal: To discharge Land Use Contract S.A. No. 3169 registered on the title of the subject property to reveal the underlying Single Detached Residential 1 (RS1) zone to permit the construction of a new single detached dwelling with an in-ground basement containing a secondary suite.

This bylaw is consistent with Delta’s Official Community Plan and will be considered for first, second, and third readings.

Bylaw No. 8378 (File No. LU009607)

Location: 5882 51 Avenue

Applicant: Ajaydeep Sanghera, Kartar Villas Ltd.

Proposal: To rezone the subject property from Duplex/Single Detached Residential 3 (RD3) to Single Detached Residential 5 (RS5) to allow subdivision to two lots and construction of a new single detached dwelling with a secondary suite on each lot.

This application is consistent with Delta’s Official Community Plan and will be considered for first, second, and third readings.

A development variance permit is proposed to vary the following sections of “Delta Zoning Bylaw No. 7600, 2017:”

a. Section 11.50.6 by increasing the minimum front setback for a principal structure from 6.5 m to 14.4 m on proposed Lot 1 and to 14.9 m on proposed Lot 2; and

b. Section 11.50.8 by reducing the minimum lot width for subdivision in the RS5 zone from 15 m to 9 m for proposed Lots 1 and 2.

Materials related to the proposals such as the proposed bylaws, detailed maps and other information may be inspected at Delta City Hall, 4500 Clarence Taylor Crescent, Delta, BC, Monday to Friday, excluding statutory holidays from 8:30 a.m. to 4:45 p.m. from Thursday, February 29, 2024 to Monday, March 11, 2024.
