Notice is hereby given that Delta City Council will consider giving first, second, and third readings to the bylaws referenced below at its Regular Meeting at 5:00 p.m. on Monday, June 23, 2025 in the Council Chamber, 4500 Clarence Taylor Crescent, Delta, B.C.

Location: City-wide

Applicant: City of Delta

Proposal: To amend building heights in “Delta Zoning Bylaw No. 7600, 2017” within the Health Care (HC) and Public Use (P) Zones to increase allowable building heights of principal structures in alignment with the programming and operational needs of community buildings such as hospitals and recreation centres.

Applicant: Hearth Architectural Inc.

Proposal: Application for rezoning to permit a two-lot small scale residential subdivision. This application is consistent with Delta’s Official Community Plan.

Delta Zoning Bylaw No. 7600, 2017, Amendment Bylaw No. 8490

To rezone the subject property from Single Detached Residential 1 (RS1) to Single Detached Residential 7 (RS7) in order to allow subdivision of the property into two small scale residential lots.

Applicant: Jaspal Cheema

Proposal: Application for rezoning to permit a larger duplex than currently permitted on each of the subject properties. The application is consistent with Delta’s Official Community Plan.

Delta Zoning Bylaw No. 7600, 2017, Amendment Bylaw No. 8506

To rezone the subject properties from Single Detached Residential 6 (RS6) to Comprehensive Development Zone No. 59 (CDZ59) in order to allow for a maximum floor area of 344 m2 for a duplex building, reduced building setbacks and increased lot coverage and impermeable area on each lot.
