New Delta development builds community into flagship project

Developer aims to transform Townline District with Walker House project

A new development in Delta will bring a mix of family-friendly amenities including a daycare, outdoor recreation spaces and affordable rental units, in a first-of-its-kind project for the community.

Built by BM Group at the corner of 93A Avenue and Scott Road, Walker House is a mixed-use development in North Delta’s Townline area that will include 264 market strata residential homes — 52 studio, 105 one-bedroom and 107 two-bedroom suites.

The project will also feature 50 affordable rental homes (13 studio, 20 one-bedroom and 17 two-bedroom suites), common indoor amenity space on the sixth floor, and plenty of common outdoor amenity space. In a first for Delta, the rental units will be secured for 20 years through a site-specific rezoning, including 10 units locked in at below-market rates.

“I grew up in this neighbourhood when I first came from India 40 years ago,” says BM Group chairman Balraj Mann. “There are a lot of memories and emotional attachment to this area, which makes it extra special. I see it as a chance give back to the community.”

A single-storey podium containing commercial space will welcome new shops to the neighbourhood, while amenity spaces include a rooftop lounge, co-working space and outdoor areas such as a basketball court.

The project will also include a dedicated childcare facility with capacity for 30 children, with ownership to be transferred to the city at no cost, as part of the developer’s community benefits package.

Additional value-added aspects of the development include a fitness centre, plenty of open green spaces, extra-wide parking spaces and EV chargers, and easy access to the BC Transit route on Scott Road.

“We’re excited to be the first ones to take this kind of leap forward,” Mann says. “It means a lot for the neighbourhood and for Delta – especially for young families that are looking to stay in the area.”
