LETTER: Council must reject North Delta apartment proposal

Richard Hoover says 152-unit development pitched for single-family neighbourhood would impact livability

The City of Delta has received an application to replace seven single-detached homes at 82nd Avenue and 112th Street with a four-storey apartment building and two three-storey townhouse buildings totalling 152 units.

What a shock to hear that even though the ink is barely dry on Delta’s new Official Community Plan, the city has already held an information meeting to receive public feedback on a proposal to allow a developer to build a four-story, 132-unit condominium building and 20 three-storey townhouse units at 112th Street and 82nd Avenue, an area specifically designated in the OCP as “mixed residential” to allow townhouses, but not apartment buildings.

This development proposal is completely inconsistent with the character of the neighbourhood and the designations, spirit, intent and goals of the OCP. The proposal, if approved, would replace seven homes on seven city lots with 152 apartment and townhouse homes, including 236 parking spaces!

By even considering this proposal, Delta council would be once again demonstrating its lack of concern for the character of North Delta. Surely council is not prepared to allow even more density in our community than envisioned in the OCP. North Delta is the one area of Delta that has already seen the largest increase in density in the city and continues to be plagued by ever-increasing traffic congestion.

During the development of the OCP, council heard the opposition from residents of North Delta to the designated six-kilometre strip of highrises up to 32 storeys along Scott Road, but passed it without amendment.

I urge council to consider the livability of our North Delta neighbourhoods, to show some respect for our community, and to reject this proposal.
